Aproperties Real Estate

Mi familia alquiló un apartamento a través de esta agencia, al mudarse un año después, el propietario no me devolvió la fianza durante 2 meses, después de lo cual me cobró 1117 euros por cosas que, según él, estaban dañadas o faltantes. Observo que al concluir el contrato no había ningún inventario. No me proporcionaron, solo fotografías, según las cuales no faltaba ni había nada dañado en el apartamento. Ahora la agencia no nos ayuda de ninguna manera a averiguarlo todo y recuperar nuestro dinero, sino que nos envían con los propietarios del apartamento, quienes a su vez se niegan a comentar nada. Por una cuestión de honor, ahora debo acudir a los tribunales. Además, el propietario añadió las facturas de mantenimiento y biomasa, a pesar de que en el contrato sólo se especifica luz, agua e internet, que tampoco quiere eliminar del presupuesto. Hemos pedido ayuda a la agencia en repetidas ocasiones, pero lamentablemente fue en vano. No aconsejo a nadie que se ponga en contacto con esta agencia inmobiliaria.
También quiero mostrarles el estado de los baños del apartamento, ya que de allí salía agua constantemente, solo hicieron agujeros y no arreglaron nada, también les pedimos a los encargados de la agencia que nos ayudaran y les pedimos a los dueños que arreglaran todo esto, pero nos ignoraron

Recientemente alquilé un apartamento a través de Aproperties y no podría estar más feliz con toda la experiencia. De principio a fin, hicieron todo lo posible para asegurarse de que todo fuera perfecto y sin estrés. Guiomar fue fantástico en cada paso del camino.

Muy contentos mi pareja y yo, Guiomar estuvo en todo momento pendiente de nosotros en la búsqueda de un piso en Barcelona, tarea difícil. Nos aconsejó más como una amiga, que como una trabajadora inmobiliaria.

Estamos encantados con el resultado. Nos encontró el piso ideal.

Muy decepcionante. Después de semanas esperando respuestas, falta de comunicación de parte de ellos y dos reservas fallidas, no lo recomiendo. Luego de darles toda la información sobre mi familia, la primera reserva falló porque el agente se fue de vacaciones y la nueva persona a cargo no sabía que ir teníamos animales. La segunda falló porque el agente no le dijo al dueño la fecha que necesitábamos comenzar en el piso. Fue un proceso angustiante, me daban información confusa y poco clara. También me hicieron sentir que me estaban haciendo un favor cuando en realidad estaba pagando por un servicio carísimo. No recomendado.

Guiomar Adrià seguía poniendo excusas de por qué la casa no me queda bien. Ella lo dice para 2 personas y cuando digo que eso es lo que quiero, ella dice que no, es para 1. Me comuniqué con 2 casas y ella me rechazó para ambas. Muy poco profesional.

He tenido una gran experienceasria con las comerciales, especialmente con Guiomar y también con Tere y Roser. Muy profesionales a pesar de ser época de vacaciones y he conseguido alquilar el piso en poco tiempo. Gracias!

Update 3.5 years later:

No improvement on stars. The source of all evil is the developer who built the building at Corsega 480, which practically falls apart (water damage, bad quality materials, bad or no maintenance). The agency and the associated workers are extremely unprofessional, unorganised and never on time. It took two months to fix a shower properly during summer! Constant arguments then about who is at fault, who needs to pay etc and in the end of course a long list of things (some right / some wrong) or things to deduct from the deposit. Stay away from the building and the agency, you’ll have a happier life.

Casas muy bonitas y te dicen que si a todo para cerrar acuerdos rápidos. Luego bastante cuidado, el servicio recibido es bastante malo. Tardan una eternidad (8 semanas de momento) en hacer las cosas (arreglos, copias llaves, mini obras acordadas etc) a pesar de seguimiento semanal. No dan ni fechas. Para una agencia que se quiere vender como servicio de lujo no dan la talla ni mucho menos, eso si cobran por encima de los fees habituales en el mercado. Segunda y última vez que trabajo con ellos.

When I decided to move to Barcelona, I was super scared about the flat hunting process. You read tons of bad experiences all over the internet and it seems that there are a lot of scammers out there.

When my research got more serious, I created a short-list of Real Estate Agencies that are trust-worthy and seem to be reliable - I can luckily confirm that aProperties is one of them.

When I found a flat that checked all my needs, I contacted the agency and told them that I am interested. I received a response in almost no-time by Sergio Recio who is also the agent I am happy to work with since then.
I talked to him why the flat would be a great solution for both me and my partner. We told him everything (salary, employer, seniority, some personal things) he needed to know for the owner, just to confirm that he is "okay" with us.
We got a response from the owner the same day, so I booked a flight to Barcelona for a flat viewing the next day. The whole conversation took place in WhatsApp which is a blessing, as you can communicate way quicker than via email.

Sergio arrived on time and he was super communicative, friendly and could answer all the questions I had (tons of questions). We visited the flat for around 45 minutes and he said to other viewers that I am still checking everything so they need to wait a bit longer - sorry for them but I appreciate this a lot because a flat viewing is nothing you should do in a hurry and if you are seriously interested, it simply takes some time.

After the flat viewing he signed a reservation contract which contained the agency fee, the rental costs and other information such as the rental duration. We agreed, that I can take a copy of the document with me, to take some time and think about if I want to rent the flat. If so, I only need to sign the document and send him a picture of it as a proof. A thing to note, Sergio explained everything in detail, such as the Spanish laws regarding rents, the fee and other things.

I talked to my partner and family and we decided that this flat is just too good to not take it, so I signed the contract and sent a picture of the document - this was the moment where I had to pay the agency fee (10% of the annual rent + 21%).

A few days later we received the rental contract to sign, aProperties uses a well-known and trust-worthy software to sign everything digitally - a big plus as I was not in Barcelona anymore.
We then paid both the the deposit (2 months) + one month of rent for the upcoming month which is the month we actual moved in.

When we moved in (April 2023), Sergio was on time again and showed us everything without to hurry.
We now created a handover protocol of the flat which contains all the damages / quirks of the flat and sent it over to Sergio.
He already talked to the owner and he will take care of everything - we are now waiting for the final reaction from the owner which will happen during this week.

Notes:
Sergio is amazing - a workaholic and we appreciate his quick reaction time and the way he treats and how he is helping us with everything (bank account, neighbourhood recommendations, explaining the Barcelona Real Estate market,).
As Sergio is the only person I was talking to during the whole process, I cannot speak how others work at aProperties. But as of now, we can recommend the agency by 100%, especially Sergio.

Properties are nice. But my real estate agent is very slow and now I am in Barcelona he still has not come by to organize the furniture and other items that we were promised.

- It has take a while, but my real estate agent did organise a bit. As well help with communicating with our landlord. Required a lot of patience from our end. But in the end the managed to help us a bit. Definitely not the best service, but from stories I guess you can experience a lot worse. Considering their name, they are probably one of the companies with less risk to work with but still underperforming when looking at final service.

Sergio was the best estate agent I could ask for as an Expat relocating to Barcelona with little Spanish. Speaks perfect English, reliable, always available to talk and was able to secure me my perfect flat! Muchas gracias Sergio!

AVOID AT ALL COSTS!

To make a bid on a house they already required the full agency fee. Which is not refundable. In the initial contract it says that you have a week to sign the real contract otherwise aproperties gets to keep the money without helping you further.

After paying the full amount up front we started to notice some red flags, with both the owner and Aproperties.

We received the real contract 7 days later. One thing was not in order and we sent it back to get amended. It took over 3 weeks to receive the final contract (2 sentences added), all the while we did not receive updates. Agent did not answer our calls, nor replied to Whatsapp messages. All this time it felt like we were being held hostage with the agency fee, as we were unsure whether we still would be able to get the appartement.

After all this was passed, we still signed the contract. Mostly because we didn't want to lose the agency fee.

In the appartement we got a week to check everything that was wrong with the house for the owner to fix. After we came back with a whole list of things, there was radio silence again.

We were 3 months without heating and only partially warm water.

I could continue for a while with all the problems we encountered with this agency.

Pués pasé semanas buscando piso en Barcelona y nada me quedaba bien hasta que llegué a Sergio, quien me trajo excelentes opciones y en solo un día encontré el piso ideal para vivir, dentro de las condiciones que estaba buscando. AProperties ofrece una cartera de opciones excelentes y variadas, Sergio siempre es muy amable y lo más importante, paciente, le presta una atención especial y no descansa hasta que encuentre lo que está buscando. Recomiendo a todos!
